End-of-Lease Cleaning Checklist: Pass Your Inspection First Time

Moving out of a rental property is stressful enough without losing part of your bond over a cleaning dispute. Yet bond deductions for cleaning are the number one reason tenants in NSW don't get their full bond back, and almost all of them are entirely preventable.

Whether you're doing it yourself or hiring a professional, this room-by-room checklist covers everything a property manager will inspect, and the common mistakes that cause bond deductions every single time.

Mistake #1: Starting Too Late

The single biggest mistake tenants make is underestimating how long a proper end-of-lease clean takes. A standard 3-bedroom home typically takes a professional team 6–8 hours. Doing it yourself over a single day while also moving furniture almost never results in a standard high enough to pass inspection.

Start planning your clean at least two weeks before your inspection date. Book a professional cleaner as soon as your moving date is confirmed, good cleaners get booked out fast, especially at the end of month when most leases turn over.

Mistake #2: Missing the Areas Agents Always Check

Property managers have seen it all. They know exactly where tenants cut corners, and they check those spots first. Here are the most commonly missed areas that cause bond deductions:

The areas agents check first and tenants miss most, include the inside of the oven (racks, grill tray and door glass), range hood filters, and the dishwasher filter and door seal. Window and sliding door tracks are almost always skipped, as are the tops of door frames, skirting boards and ceiling fans. Behind and underneath the fridge and washing machine are classic blind spots, along with light switches, power point covers, exhaust fans, bathroom grout and silicone mould, and the insides of all wardrobes, drawers and cupboard shelves.

Mistake #3: Not Cleaning Room by Room Systematically

Clean the oven thoroughly inside and out, racks, grill tray, door glass and seals. Degrease the range hood, filters and surrounding tiles. Wipe all cabinet fronts, handles and clean inside every cupboard and drawer. Descale the sink and taps, clean the splashback and wipe all benchtops. Run the dishwasher filter, spray arms, door seal and interior. Clean behind and underneath the fridge space, wipe light switches and power points, and mop the floor including all corners.

Check grout & mould carefully
Scrub the shower screen, tiles, grout and silicone thoroughly remove all mould. Clean the shower head, taps and fixtures. Scrub the toilet bowl, under the rim, seat, lid and base. Clean the vanity, mirror, sink, taps and drain, and wipe all cabinet interiors and shelving. Clean the exhaust fan cover, towel rails, toilet roll holder and all fixtures. Wipe skirting boards and door frames, and mop the floor including behind the toilet and vanity.

Include wardrobes & tracks
Wipe down all walls removing any marks and scuffs. Clean inside all wardrobes like shelves, rails, drawers and tracks. Wipe window sills, frames and tracks thoroughly. Clean all light fittings, ceiling fan blades, skirting boards and door frames, and wipe every light switch and power point. Vacuum carpet thoroughly and treat any stains. For hard floors, mop the entire area including under the bed space.

Walls & skirting boards
Remove all marks and scuffs from walls and clean window glass inside and out on ground floor. Wipe window sills, frames, tracks and flyscreens. Dust and wipe ceiling fans, light fittings and cornices. Clean skirting boards, door frames and architraves, and wipe all light switches and power points. Pay special attention to sliding door tracks and frames, then vacuum and mop all floor areas including every corner.

Often overlooked
Clean inside the washing machine drum, door seal and dispenser drawer. Wipe down the dryer lint filter and exterior. Clean the trough or tub, taps and surrounding tiles. Wipe all cabinet interiors and shelving, clean behind and underneath appliance spaces, then mop the floor and wipe skirting boards.

Outdoor Areas

Includes garage & balcony
Sweep and hose down the balcony, patio or alfresco area and clean the glass, railings and drain. Sweep out the garage, remove all items and treat any oil stains on the floor. Mow and edge the lawn to match the condition shown in the ingoing report, and remove all rubbish and personal items from the garden.

Mistake #4: Underestimating Carpet and Floor Standards

Carpet cleaning is one of the most disputed areas of end-of-lease cleans in NSW. Many tenants vacuum thoroughly and assume that's sufficient. But if your lease stipulates professional carpet steam cleaning, which most Sydney leases do a vacuum simply won't satisfy the requirement.

Mistake #5: Not Doing a Final Walkthrough Before Handing Back Keys

Even if you've cleaned meticulously, things get missed. Before handing back the keys, do a final walkthrough using the ingoing condition report as your checklist. Go through every single room and compare the current state against what was noted on move-in day.

Pay special attention to:

Pay close attention to walls, any marks that could be mistaken for damage rather than fair wear and tear should be wiped or touched up. Window tracks and flyscreen frames are almost always missed. The oven is a non-negotiable, even a small amount of grease is a red flag for agents. Check all light fittings and replace any blown globes before inspection day. Walk through the outdoor areas for last-minute leaf litter and rubbish, and confirm all keys, remotes and access cards are accounted for and ready to hand back.
